Was Your Business Busy Last Week Too? #cre #oc

Last week was one of the busiest and most successful weeks I can remember in quite a long time.  It seemed like I was going a different direction every few minutes, constantly changing gears and having to think about yet another set of lease terms, proposals, asking rates or building specifications.  Prospective tenants, brokers, contractors and clients with deals in the works were filling up my inbox and phone line all week until Friday afternoon, which could not have come sooner!

Last week’s activity:

  • Received signed leases for two industrial buildings, one in Anaheim and one in Placentia.
  • Partially negotiated terms of building repairs for our Seller’s Anaheim building in escrow. The Buyer’s deposit became non-refundable too.
  • Agreed to lease terms for three industrial buildings in Anaheim, Brea and Placentia. [If the Placentia lease goes together, one of our industrial projects will be 100% leased!]
  • Delivered two leases and one lease renewal.
  • Negotiations continued for three industrial buildings in Anaheim and two in Orange.
  • Reviewed lease documents for client leasing a building in Santa Ana.
  • Showed buildings to four companies (excluding the above.)
  • Met with a tenant considering renewing their lease.

All of the brokers I talked to last week reported basically the same uptick in activity since the beginning of the year.  Only time will tell whether 2011 is a turning point in the market, but as a constant optimist, I expect this year to be much better than 2010.
